applicable toguests staying at properties managed by Koala by Jaglax Homes.
By confirming a stay with us, the guests acknowledge that they have read, understood, and
agreed to comply withpolicies mentioned herein.
1. BOOKING DETAILS & GENERAL INFORMATION
• Check-in Time: Post 3:00 PM
• Check-out Time: By 11:00 AM
• Housekeeping: Once daily (linen change once every 3 days on request; fresh towels
on request) as part of our commitment to water conservation and sustainability.
• Security Deposit: INR 20,000 (Refundable)
o Payable before check-in via GPay or cash
o Subject to deductions in case of damage, rule violations, excessive cleaning,
or disturbances
o Refunds via UPIBank Transfer cannot be processed on Sundays or public
holidays
• Tax Invoice:
o To be collected at check-out
o Company name & GST details must be shared at the time of booking.
o Invoices will mention CGST + SGST only
• Food & Meals:
o No in-house food service provided. Chef-on-call service can be availed at an
add-on cost.
o Fully equipped self-use kitchen available
o SwiggyZomato services are operational
2. GUEST IDENTIFICATION & OCCUPANCY
• Government-issued photo ID with address proof forguests must be emailed to
koala@jaglaxhomes.com prior to check-in
• Entry will not be permitted without submission of IDs
• Foreign nationals are required to share passports and visas
• Only registered guests are allowed inside the property
• Visitors are strictly not allowed at any time during the stay
3. NEIGHBOURHOOD & CONDUCT POLICY
All properties are located within gated, peaceful residential communities. Guests are
expected to behave responsibly and respectfully attimes.
Silent Hours
• Strictly enforced from 10:00 PM to 8:00 AM
• No loud music, noise, celebrations, or disturbances during silent hours
• Violation will result in one warning, followed by immediate eviction without refund
4. STRICTLY PROHIBITED ITEMS & ACTIVITIES
Possession or use of the following is strictly prohibited:
• Illegal substances, e-cigarettes, vapes, narcotics, or drugs
• Explosives, fireworks, crackers, sky lanterns, candles, diyas, incense sticks, open
flames, gas cylinders, portable stoves, helium gas balloons or other inflammable
materials
• Music systems, speakers, DJ equipment, amplifiers
• Professional photography, videography, or drone usage
• Entry of any additional guests beyond the number confirmed at the time of
booking.
• External performers, artists, or commercial activities
• Excessive alcohol consumption causing disturbance or damage inside or outside the
villa, including public roads, common areas or neighbouring areas
• Any illegal, unlawful, or disruptive activity
• Loud noise or celebrations outside the villa premises, including public roads,
common areas, neighbouring areas or near the compound boundary - at any time,
especially during silent hours.
5. PROPERTY MISUSE & DAMAGE
Guests are strictly prohibited from:
• Moving or rearranging furniture, appliances, or fixtures
• Tampering with electrical fittings, CCTV, Wi-Fi routers, or safety systems
• Bringing hazardous tools, chemicals, or industrial equipment
• Any damage to the belongings of Jaglax Homes will be charged.
If damage exceeds the security deposit amount, the guest must settle the balance
before check-out. No compensation or adjustment will be provided under any
circumstances. Please keep your belongings safe.
6. SMOKING & FIRE SAFETY POLICY

• Smoking is strictly prohibited inside villasapartments
• HookahsSheeshas are not allowed
• Penalty: INR 10,000 per violation
• Repeat violation will result in immediate eviction without refund
7. SAFETY & SECURITY POLICIES
Door & Property Security
• Guests must keepdoors and windows locked during the following situations:
o While sleeping or resting
o Whenever leaving the villa
• Jaglax Homes is not responsible for loss or theft of guests personal belongings.
Electrical Safety & Power Usage
• Guests must switch offthe electrical appliances, lights, fans and ACs when
leaving the villa. Automatic power cut-off systems may activate if non-compliance is
detected.
• Please avoid operating electrical equipment with wet hands.
• Responsibility for any inconvenience resulting from misuse rests with the guest.
Kitchen & Cooking Safety
• Gas cylinders must be switched off immediately after cooking
• Cooking under the influence of alcohol is strongly discouraged
• Cooking must never be left unattended
• Any damage caused due to negligence will be chargeable
• As this is a self-use kitchen, we kindly request you to keep it clean and dry.
Pool & Common Area Safety
• No diving or jumpingthe swimming pool
• Pool usage is at the guest’s own risk
• Children must be supervised attimes
• For safety and proper maintenance, we request guests not to turn on the pool
filter. This will be operated by our pool operator only.
• Extra caution advised near staircases, balconies, terraces, sunken areas
• Jaglax Homes shall not be liable for accidents caused by negligence.
• We kindly request you to drive slowly within the community and park with care.
8 INTERNET & CONNECTIVITY
• We provide High Speed Internet Access toguests, however, please keep in
mind that the overall network in Goa is poor.
• We are only as good as our service providers. It would be best if you carried our
own internet dongles, should there be an interruption in the network!
9. SERVICES & EXTERNAL VENDORS
In-House Assistance
• Grocery procurement, milk, eggs, alcohol arrangements available on request
• Additional service fee applicable
External Vendors
• Chef, masseuse, décor, bartender, taxis, car rental services must be chosen only
from our list of verified vendors to ensure safety
• Jaglax Homes acts solely as a facilitator and bears no responsibility for service
quality or disputes
10. TRANSPORT & TAXI DISPUTES
• Any disputes with taxi drivers or external service providers must be resolved
amicably
• Arguments or confrontations within the property or community are strictly
prohibited
• Jaglax Homes will not intervene in third-party commercial disputes
11. CANCELLATION POLICY

• 30–15 days: 50% retention
• 14–0 days: Non-refundable

12. PET POLICY

13. VIOLATIONS & CONSEQUENCES
Violation of any policy may result in:
• Immediate termination of stay without refund
• Deductions from security deposit
• Additional cleaning or damage charges
• Legal action and intimation to authorities
Any complaint from neighbours, residents, security, or police will be treated as a serious
violation.
14. ACKNOWLEDGEMENT & ACCEPTANCE
By confirming the booking, making payment or signing at check-in, the guest confirms
acceptance ofpolicies mentioned above. No exceptions shall be entertained after checkin. Guests stay at the property at their own discretion and responsibility and Jaglax Homes
shall not be liable for injuries, accidents, loss, or damage resulting from non-compliance.Guests under the age of 18 can only check in with a parent or official guardian.
